In order for any real estate asset to be accepted by the community and foster a successful relationship between Landlord and Tenants, effective management is crucial.

As your professional property management team, WESTCAL will handle all day to day operations and maintenance if your real estate asset. WESTCAL's approach to real estate management involves intense property and market analysis in the early stages of acquiring a new property. All lease documents are analyzed and implemented into our accounting and lease administration systems. Physical inspections are conducted by property management and building maintenance experts at WESTCAL to ensure all maintenance, life safety, and energy conservation programs are functioning.

WESTCAL's property management team will competently perform all management functions including:

Accounting:

  • Prepare and implement annual operating budgets approved by Owner
  • Develop NOI projections and closely monitor results (budget vs actual)
  • Prepare monthly operating statements
  • Authorize expenditures
  • Process receivables, payables, and manage cash

Administration:

  • Collect rent and CAM charges
  • Administrative leases and document control
  • Administer risk management

Operations:

  • Develop and monitor management plan implementing owners' objectives
  • Prepare monthly management reports
  • Prepare monthly operating statements
  • Conduct routine physical inspections to develop and implement maintenance and energy conservation programs

Leasing:

  • Assist with the leasing on an as-determined basis by Owner
  • Negotiate all documents supplemental to the administration of lease
